Welcome to EH Rentals a new, enthusiastic and energetic Rental Company launched with a full mobile service in 2010, with over 8 years experience covering Residential Management and Lettings throughout areas in county Londonderry, County Tyrone & Donegal, however with the great success that we have received we have now set up premises to continue to provide exceptional services for both tenants and landlords.

EH Rentals can carry out full management or tenant only service on your behalf depending on your needs. EH Rentals can make an appointment to meet you at your property, at a convenient location for you or in our office.

Letting only:

  • Rental appraisal of your property
  • Marketing advise for your property
  • Advertising in local papers
  • Viewings
  • Tenancy Vetting and liaising with yourself regarding the interested parties
  • Preparation of Tenancy Agreement
  • Inventory of furnishings
  • Key handover
  • Completion of all appropriate forms
  • Collection of deposit
  • Collection first rent payment
  • Setting up standing order (if necessary)
  • Both Landlord & Tenant insurance

Full Management:

  • All of the above PLUS
  • Quarterly inspections on properties with reports forwarded to yourself for your information
  • Collection of all rent payments
  • Arranging for appropriate tradesmen to carry out any repairs and liaising with yourself where needed
  • Day-to-day administration
  • Liaising with NIHE with progress of application (If HB)
  • Arrange for annually gas inspections (if Gas central heated)
  • If the tenants have any problems they contact me (your details are not given to the tenants)
  • Forwarding monthly payments via BACS Transfer or Cheque to you together with regular monthly Statements
  • End of Tax Year summary statement
  • No VAT charged (at this time)

  • A fully mobile service for collection of rents which provides peace of mind to you knowing that your property is being checked in between the quarterly inspections

Repairs

As we have reliable tradesmen who carry out repair works to all of our properties, this allows them to have a reduced rate that they can offer to our clients which takes the hassle away from you the Landlord trying to arrange tradesmen to carry out quotes for works plus maybe wait weeks for the repairs to be carried out which in this time could have caused more damage to the property, which means more expense to you. You also will not be paying for repairs which we think are caused due to tenants.

The fees for the services provided are set at a competitive rate, however should you have multiple properties a fee can be discussed between ourselves.

So what do I do now?

If you have read all of the above and still have some unanswered questions please give us a call, unlike other letting agents our day does not end at 5.30pm.

If you have read all the above and wish to arrange a convenient appointment to place the property on for rental. Please give us a call. Appointments can normally be arranged at short notice.


Tenants

What money do I need at the beginning?

This depends if you are employed or currently unemployed. A deposit is required for all properties this is usually a minimum of £300.00.

If you are currently employed you can pay your rent either weekly, fortnightly, 4 weekly or monthly this is your choice to pick what ever suites you best. Whatever way you choose this will be payable upon signing of your Agreement.

If you are unemployed you will need to pay the 'top up' rent upon signing of your Agreement and every week thereafter until your benefit entitlement comes through.

What information will I need to supply?

You will be asked to complete a Tenancy Application Form which will be given to you upon your viewing of the property. In this form you will be required to complete some personal details together with names of 2 people that can give you a character reference and the details of a person who is in employment to act as Guarantor for you.

(References must be from a Solicitor, Bank Manager, Employer, current or previous Landlord/Letting Agents or someone that owns their own business. This can not be a relative. A Guarantor can be a relative however it cannot be someone who will be living in the property, they must be able to sign the agreement and be in employment)

What is a Tenancy Agreement?

It is a legally binding document between you and the Landlord/Letting Agent, relating to you and the property that you are renting. The Tenancy agreement will state the current rent, deposit and the term that it is for.

What else do I have to pay?

You are responsible for paying all utility bills ie. Gas, oil, electric, TV Licence and water Rates (if billed). The Rates and ground rent (if applicable) unless otherwise stated at the beginning of the tenancy will be paid by the Landlord.

What happens if I want to stay on in the property or leave early?

If you wish to stay on at the property you can sign a further lease providing that all your rent has been paid without any arrears or continue on a month to month basis. If you wish to terminate your tenancy before the stated term on your Agreement you and your Guarantor will still be liable for the rent until the end of your lease or until another suitable tenant is found.

How do I terminate my Tenancy?

If your initial 6 or 12 months contract is up you can terminate your tenancy providing at least 4 weeks notice is given.

How is my deposit refunded?

After all keys have been handed back a final inspection will be carried out of the property. Providing the property is cleaned, the wheelie bins are emptied, all curtains and carpets are clean and there is no damage your deposit will be refunded without deductions. Should any works be required this will be deducted and your remaining deposit will be refunded after all works are carried out.
